BOARD OF APPEALS

Meeting Minutes
08/22/2011

Attendees:  Paul GrĂ©goire, Chairman, Bill Lis, Tom Stapleton, Dave Methe and Judith Bernath

7:00 PM:  Meeting opened to conduct general business, accept meeting minutes and review mail.  

7:15 PM:  445 College Highway

The petitioner is requesting a front setback variance of 35 feet (pre-existing), a side setback variance of 3 feet (pre-existing), a frontage variance of 65 feet (pre-existing) and a lot size variance of 23,976 square feet (pre-existing) in order to enlarge the building so as to provide additional working and storage space.  Judy asked about the front building line and if it would be continuous and was advised that the new addition would be recessed approximately one foot from existing building line.  Paul asked if the existing building will be taken down and was presented with plan for new building which included keeping the existing building for work area.  Tom expressed concern over parking for the expanded business and was shown that there is plenty of area for cars to be parked behind and alongside the building.

Motion made by Tom to accept the variance as requested, Bill second and all were in favor.

7:30 PM:  10 Oak Street

Mr. Troy presented his new plan showing lines of the proposed house with a footprint expanding from 680 to 850.  Judy asked about the square footage of the new home which will be 1700 square feet.   Bill discussed that if the home was shifted to sit squarely on the property it would have a better appearance.  The Town By-Laws were reviewed and the Board took into account the non-conforming nature of the home and how it would affect the public good.   The Board asked Mr. Troy to reduce the width of the new home by one foot in order to have a similar ratio to neighboring homes.  Mr. Troy agreed.

Motion made by Bill to accept the revised variance with a footprint of 24 X 34 feet.  Paul second and all were in favor.

8:15 PM:   Motion made by Mr. Lis to adjourn meeting, Mr. GrĂ©goire second, all were in favor and meeting was adjourned.
